FHA BOARD MAKES
DECISION ON PROFESSIONAL MANAGEMENT
Keeping property values up while keeping the costs to residents down has
been the FHA and Fitch Creation’s economic operating principle over the
years. This cooperative effort has been remarkably successful as indicated
by far lower homeowner annual dues in Fearrington Village as compared with
comparable communities throughout North Carolina and the rest of the
country. The secret to this success has resulted from A) maintaining a
careful balance between essential and elective services and B) major
reliance on FHA volunteers with as little outsourcing of services as
possible. In recent years, as Fearrington Village has increased in size and
complexity and in keeping with a national trend, it has become increasingly
difficult to recruit candidates for some of the more labor-intensive
volunteer positions in the FHA, including Board Directors and even members
of the Nominating Committee. This has left the Board with two alternatives:
1) eliminate or reduce services, or 2) outsource selected tasks to a
professional management company, as necessary.
After a year of intensive study, first by the Long Range Planning Committee,
then a subcommittee of the Board, followed by full Board review, the
unanimous decision was made to establish a relationship with a professional
management company. This will provide an infrastructure for future
outsourcing of additional Board functions should they be required. Paid
services will be phased in only if specific volunteer services are no longer
available. The subcommittee of the Board that investigated professional
management services was chaired by Ingram Austin with Bob Flower and Jim
Ackerman serving as committee members. The sub-committee reaffirmed the
recommendation of the Long-Range Planning Committee and the Board authorized
the sub-committee to determine an appropriate management company. After
receiving referrals, the Board selected four companies and asked them to
submit proposals. Each company was interviewed at least twice, either before
or after their proposal was received. The sub-committee recommended CAS
Management Company as the most suitable firm based on the criteria of
experience, cost (CAS made the lowest bid), proximity to Fearrington Village
and references. CAS is the largest professional management firm in North
Carolina with over 25 years’ experience. The Board unanimously approved that
CAS be engaged for the year 2007. A contract is currently being negotiated
and is expected to be in place by January 1, 2007.
CAS will provide financial services and employ an on-site half-time FHA
administrator. The opportunity for this employment will be extended to
residents of Fearrington Village as well as others. CAS will perform
bookkeeping and dues collection for the FHA. This will eliminate the need
for a Financial Officer of the Board next year. Routine treasury duties such
as bill paying and reports for tax purposes will be included in their
service. Thus, the FHA Treasurer will be able to spend more time in a
strategic and oversight role than has previously been the case. As stated
above, CAS will also hire a person (FHA Administrator) to work with the
Board on administrative matters including the FHA office. These duties will
include management of a filing system and supervision of volunteer staff.
The Board will retain its authority and the management company (CAS) will
work at the direction of the Board.
The Board looks forward with great anticipation to working with CAS to
further strengthen an already robust and effective FHA in 2007.

HELP THE UNITED WAY MEET ITS
GOAL
As you can see from the Fearrington cow and goat signs, near the entrances,
our United Way has achieved 85% of its goal. Now, we need your help to meet
our goal in the remaining 6 weeks of 2006. Please send in your donation as
soon as possible. Your gift will help Chatham County neighbors who are less
fortunate.
The United Way funds programs based on local needs. Rapid growth means
increased problems for the vulnerable of our community, such as children and
the elderly population. One program funded by United Way is the Girl Scouts’
“Blanket the Community” program. Our local girl scouts made and collected
blankets that were donated to the women’s shelter for abused women,
Salvation Army, the Council on Aging, and local animal shelters. Another
agency, Deep River Mediation, has helped create a Teen Court in our
community for first-time young offenders to be sentenced by their peers and
to learn the skills to make better choices and to set more positive goals
for themselves. United Way helped fund counseling for abused women to help
them start new lives. Programs for the elderly that provide fellowship,
health screenings, and meals were funded through United Way. Often United
Way dollars provide the critical local funds that enable non-profit agencies
to receive other grants, thus greatly expanding services in our community.
Please give generously to continue these and other needed services. United
Way truly makes a difference in our community.

LUMINARY FESTIVAL - DECEMBER 15
The Fearrington Village Square Luminary Festival will be held on Friday,
December 15, from 6:00 p.m. to 8:00 p.m. (This time is different from the
previous announcement.)
Come and enjoy the ambience, the music and the warmth of the holiday season.
This project benefits the Ronald McDonald House in Chapel Hill by helping to
support the many families of seriously ill or injured children who call the
House “home” while undergoing treatment at area hospitals.

WHAT’S GOING ON IN FEARRINGTON
EVENTS AT MCINTYRES
Saturday, December 2 at 11:00 a.m. Joanna Catherine Scott reads from
her just-published novel, The Road From Chapel Hill, a Civil War tale which
was inspired by the true story of a slave from Chapel Hill. The lives and
destinies of three young Southerners from vastly different backgrounds
intertwine in the Civil War South. Don’t miss this talented author known for
her entertaining readings!
Sunday December 3 at 2:00 p.m. McIntyre’s Fine Books welcomes local
author James Cheatham as he reads from Night Beaching, a tale of action and
adventure about a reserve officer who finds himself serving aboard an
amphibious ship in the late 1950’s with captains whose leadership skills
vary greatly.
Tuesday, December 5 at 7:00 p.m. Bestselling author Jeff Shaara, who
completed the Civil War trilogy his father Michael Shaara began, will read
from and sign the first book of three novels set in the Second World War.
After completing the Civil War trilogy, then writing bestselling novels
about the American Revolution and WW I, Shaara has been said to make
“literature read like history and history read like literature.”
Saturday December 9 at 11:00 a.m. William S. Powell and Bill Price
visit McIntyre’s to discuss The Encyclopedia of North Carolina, the
culmination of the splendid scholarly career of William Powell, our state’s
preeminent historian. “The Encyclopedia belongs in every home and every
library—it’s that important.” –William Friday. A beautiful volume showcasing
the events, institutions, and cultural forces that have defined North
Carolina, including more than two thousand entries that consist of longer
essays on major subjects, briefer entries, and short summaries and
definitions.
Saturday December 9th at 2:00 p.m. McIntyre’s welcomes Joseph
Bathanti as he reads from The Coventry. Despite promises to his pregnant
wife and dead mother never to follow in the footsteps of his father, Calvin
Gaddy takes a job at Coventry Prison in the North Carolina Piedmont. He soon
finds himself snared in the literal prison of Coventry – and in a cell of
his own making.

Simpson as he visits to read from The Inner Islands: A Carolinian’s Sound

UNC ALUMNI CLUB
The UNC Alumni Club welcomes all alumni and retired or active faculty
members living in Fearrington. We have once again been recognized by the
General Alumni Association as one of the outstanding Carolina Alumni clubs

GREAT TOPIC; GREAT FUN;
GREAT DECISIONS
Join us Thursday, December 14 when Michael Hornblow will speak about
the influence of the Roman Catholic Church and how the Vatican and the Roman
Curia direct and influence the church’s actions worldwide. Please note the
change in time and venue: This meeting will take place at 3 p.m. at the
Gathering Place.
Michael’s talk will include a discussion of Vatican – US relations. He will
address the similarities and differences between Popes John Paul II and
Benedict XVI, and the latter’s recent controversial remarks about Islam. A
conclave to elect a new Pope will be simulated. During a more than 30-year
career in the US Foreign Service, Michael served twice at the US Mission to
the Holy See in Rome. Michael’s other assignments included Afghanistan,
Iran, Poland, the US Mission to NATO, Norway, and the National Security
Council Staff.
Following his talk, Michael and his wife Caroline will host a wine and
cheese gathering to celebrate the holidays. Join us for an informative and

HELP FEED THE HUNGRY
Courtesy of McIntyre’s Fine Books, Donald Davis, North Carolina’s premier
storyteller, will return to the Fearrington Barn at 11:00 a.m. on
Saturday, December 16.
Please join him and his many fans AND bring along a donation of canned goods
for Chatham’s food pantry. CORA volunteers will be standing near the main
door to accept your gifts and speed them to the pantry’s shelves. For those
preferring to make cash contributions there will be a container for that
purpose. Volunteers also have handouts advising Lowe’s shoppers how they may
transfer some of their Green Points to CORA’s account.

Barbara Rush, a professional storyteller and author, will speak at the
Fearrington Havurah meeting on Tuesday, December 12, at 8:00 p.m. in
the Gathering Place. It is expected that she will both amuse and edify with
"Jewish Tales of Wit and Wisdom." Barbara has authored 12 books and taught
the first courses offered in Israel for professional storytellers. This
meeting will begin with refreshments at 7:15 p.m. followed by Mrs. Rush's
presentation at 8:00. Newcomers and guests are always welcome.

FEARRINGTON CASUAL DINNER CIRCLE
The Fearrington Casual Dinner Circle will meet for the second time on
Saturday, January 20th at 6:30 pm. The Dinner Circle is a great way to
get together over delicious home cooked meals while meeting new Fearrington
neighbors. Participants dine in groups of 8, 10 or 12 depending on the
number that a host can accommodate. Host couples are needed to offer their
homes for the evening and are responsible for preparing the entrée and
providing the wine and coffee. The rest of the cooking is divided and
assigned to the attending guests. The menu is pre-selected and recipes
assigned to attending couples by the organizers of the event. The January
menu will be from the Ina Garten cookbooks. At the end of the meal the cost
of food and wine are totaled and shared equally by all those attending.

direction of Matt Fry, will present a holiday concert at 7:30 p.m on
December 12 at the Fearrington Barn. This year’s program will include
many traditional favorites as well as several fun, festive selections, which
promise to please even the most discerning ear.
Our lives tend to be somewhat hectic this time of year and in years past we
may have failed to stop and enjoy the season which we all hold so dear. Do
yourself a favor - bring your spouse, a friend and/or a neighbor and head to
the Fearrington Barn on Tuesday, December 12 for a memorable evening which
is guaranteed to put you in the holiday spirit.

excursion to Seagrove on November 5. The trip, which included visits to two
pottery studios and the creatively accessorized cabin of two artisans, was
interesting and enlightening.
We are looking forward to an exceptional Holiday Luncheon with the
Fearrington Women’s Club on December 5 at Spice Street. The program
promises to be entertaining and fun.
Our community Service Project of providing gifts for Chatham County Foster
Children will soon be completed.
Names of recipients were drawn at the November meeting and gifts are being
collected by Kaye Zinsmeyer for delivery by the beginning of December.
The first meeting of 2007 will be on January 8. Again, a
representative from the African American Quilt Circle will be part of the
program. Jerome Bias creates reproduction Thomas Day furniture and quilts
and he will share the program with Jason Brice of Madera who builds
furniture and designs jewelry. They will present what promises to be a
stimulating and original program.

TRAVEL CLUB IN GREAT BRITAIN
Great Britain, like the Holy Land, has a story under every rock and a
history in every settlement. It is perhaps an act of hubris to attempt to
paint in broad strokes, i.e., 140 slides, a portrait of such a complex and,
to many of you, a familiar place. It may, though, be fun to tease clues from
images, taken on many trips over nearly fifty years, that speak to the
nature of that political entity. For this discussion, most of those economic
images will be avoided in favor of scenes from some lesser known locations
which Henry Castner has chanced upon. We hope to see you on Tuesday,

FRIENDS OF THE PITTSBORO LIBRARY
Polish Posters Collection on Display- December-January
The Friends of the Pittsboro Memorial Library (www.pittsborolibraryfriends.org)
gallery exhibit for December and January features “Polish Posters” in the
Reeves Gallery at the library, 158 West St., Pittsboro (542-3524). This
unique collection of twenty-two Polish Posters - done by eight Polish
artists - may be viewed during regular library hours which are: Monday 10-6,
Tuesday 10-8, Wednesday, Thursday and Friday 10--6, and Saturday 9-5. The
posters shown are from the collection of Fearrington residents, Joan and
William Sommers, who acquired them during a four-year residency in Krakow.
Notes on the exhibition, including a listing of the posters, will be
available at the library.
“A History of Love” Discussion for December 4
The Pittsboro Memorial Library book club’s December selection is described
as “emotionally wrenching yet intellectually rigorous, idea-driven but with
indelible characters and true suspense.” Join the discussion of “A History
of Love” by Nicole Krausson on Monday, December 4, at 7:00 p.m. in
the Reeves Gallery. New members and one-time visitors are welcome. For more

Friends of the Pittsboro Memorial Library Win State Friends Award for
Outstanding Service
The Friends of the Pittsboro Memorial Library was one of five friends groups
given the Francis B. Reid award for outstanding service to their library and
their community. A certificate and a check for $100 were presented to
Fearrington resident and FOPML president, Reece Jones, at the annual meeting
of the Friends of North Carolina Public Libraries on November 4. The FONCPL
is a volunteer organization whose mission is to promote the development of
excellent library service throughout North Carolina by encouraging and
assisting the formation, growth, and development of Friends of the Library
groups in North Carolina. The FONCPL represents 50,000 people across North
Carolina with a singe purpose: to make the public libraries the very best
they can be.

TAX PREPARER VOLUNTEERS NEEDED
A number of Fearringtonians volunteer with the Volunteer Income Tax
Assistance (VITA) program run by the Orange County Retired & Senior
Volunteer Program (RSVP). The program serves the elderly and low to moderate
income people of any age in Orange and Chatham counties by providing no-cost
completion of federal and state income tax forms. We are looking for
additional volunteers to work primarily at our sites in Pittsboro and Siler
City. No previous experience is necessary; training, materials and a
computer program will be provided. Anyone with Spanish language skill would
be particularly desirable as we serve the large Hispanic community in

UN ASSOCIATION TO DISCUSS
AFGHANISTAN
Afghanistan is again much in the news, and Professor Andrew Reynolds, of
UNC's Department of Political Science, has recently returned from a mission
there. He will speak to the UN Association's December Lunch and Learn
meeting on Wednesday, December 20, about what he found. An expert on
issues of electoral and constitutional design, he has worked as a consultant
for the United Nations and other international and non-governmental
organizations. He will speak to us on "What Hope for Democratic Stability in
Afghanistan?"
The meeting will take place at noon at the Holiday Inn in Chapel Hill.
Reservations may be made by sending a check, in the amount of $17 payable to

VOLUNTEER
TO PHOTOCOPY MATERIALS AT NORTH CHATHAM SCHOOL
Enrollment at North Chatham School, located on Lystra Road, is at an all
time high and resources are limited. The school needs volunteers to help
photocopy educational materials for teachers to use in the classroom. This
service would begin in January and would allow teachers and assistants to
more effectively and efficiently use their time in the classroom. All

SALVATION ARMY 2006 CHATHAM
COUNTY
We are off to a fast start with volunteers in place for Thanksgiving week
and the week after, as well. However, we still need forty (40) more
Fearrington Village volunteers for the weeks of December 4, 12, and 19. We
will be ringing the bell at the Lowes Foods’ entrance to benefit the Chatham
County Salvation Army. Couples are encouraged to split a two-hour shift if
this is easier to do. You may stand or sit as you ring - just be sure to
dress warmly!
This is a long-standing tradition for participation by Fearrington residents
and we hope to make it another great year. Bring a smile, your holiday
spirit and your willingness to share your time and talent. All are most
appreciated.

LEAGUE OF WOMEN VOTERS

their annual Holiday Dinner at the Governors Club, 10100 Governors Dr,
Chapel Hill, NC, on Wednesday, December 13th, at 6:00 p.m. Included

Carter (former President Carter's Press Secretary), will speak on

FRIENDS FEEDING FRIENDS AT
LOWES FOODS
The Chatham Crossing LOWES FOODS store will continue its annual food drive
in support of the Chatham food pantry (CORA) throughout December.
Supporting the drive is easy. The store packs into grocery bags items from
the pantrys essential foods list. Those bags go on a special display in the
store from which shoppers can pick them up en route to checkout. After
paying for them, customers can deposit the bags in one of the two blue
barrels near the exit.
Pantry volunteers pick up the bags daily and quickly move them to the
pantry, where they are unpacked and placed on the shelves from which hungry
Chatham families fill their basic needs. During an average week last year,
the pantry distributed almost a ton of food to forty-five needy families,
about a hundred and forty-two people.
Please consider purchasing some of those bags when you shop at Lowes Foods
and become one of the "Friends Feeding Friends."

CHAPEL HILL NEWCOMERS MEN'S LUNCHEON
The Newcomers mens luncheon will meet Friday, December 15, from 11:30 to
1:30 p.m. at the Chapel Hill Country Club. The speaker will be Mr. Chris
Angus who will speak on the subject of: "The City of London - as distinct
from London, England".
Chris was born and educated in South Africa. He and his wife love London so
much they have a second home there. The square mile, as the city of London
is also called, is a separately administered area established in the year
886, with its roots dating to before Roman times. It is England's smallest
county and second smallest city, yet a financial powerhouse with a unique
relationship with the Crown.
All Newcomers, Alumni and their guests are welcome. Advanced cost of the
soup and salad buffet and an interesting speaker is $12.00. Checks
confirming your reservation should be mailed to John Dopler, 834 Fearrington
Post, Pittsboro NC 27312 by December 12. If you're late please RSVP to John
at (919) 542-2815 by December 14 so we can have adequate seating at the

HOLIDAY SHOW..BARBERSHOP
HARMONY STYLE
Once again, the award-winning General Assembly Chorus of the RTP Chapter of
the Barbershop Harmony Society will be presenting their annual holiday
"Songs of the Season--2006" show. It will take place on Saturday, December
2, in Meymandi Concert Hall (Memorial Auditorium Complex) in Raleigh. Show
times are at 2:00 PM and 7:30 PM. Reserve ticket prices for seniors and
students are $13 for the afternoon show and $18 for the evening show.
Regular prices are $15 and $20 respectively.
Featured on the show in addition to the GA Chorus and quartets will be the
lovely voice of Janet Clarke and the 100 man Community Chorus and a finale
with Handel's Hallelujah Chorus. For tickets and information call John Adams

Holiday Message
Holidays are always fun and bring lots of exciting events to attend. Just
remember what your mother used to tell you....enjoy in moderation (not
"excess in moderation"). Calories consumed are calories assumed; and
don't
drink and drive....your mother (and your body) will thank you. Have a great
(and safe and healthy!) holiday.
Flu Shot Clinic Scheduled
Fearrington Cares, in conjunction with the Chatham County Public Health
Department will be sponsoring a flu shot clinic again this year on
Wednesday, December 13, from 9 a.m. 12 noon in the Gathering Place.
Those on Medicare must bring a Medicare card in order to receive a
vaccination. Those not yet on Medicare must pay for vaccinations and
self-file any required paperwork for reimbursement. Neither the Health
Department nor Fearrington Cares can file your insurance for you. We will
need volunteers to assist with setting up and working the clinic beginning
at 8 a. m. Please contact Fearrington Cares at 542-6877 if you can volunteer
on December 13.
Back by popular demand!!
Due to rave reviews last year, Fearrington Cares, along with The Cancer
Project, will again sponsor the popular class Cooking for Cancer Survival.
Classes will start January 10, from 4:00 to 6:00 p.m., and last four
consecutive weeks. Classes will be held at Fearrington Cares. Susan Neulist,
of The Cancer Project, will teach the class. Classes will last 1 ½ hours and
will consist of lecture/video presentations and cooking demonstrations
geared toward each of the following topics (two topics per week):
--Fueling Up on Low-Fat Foods; Favoring Fiber
--Discovering Dairy Alternatives; Replacing Meat
--Planning Healthy Meals; Antioxidants and Phytochemicals
--Immune-Boosting Foods; Maintaining a Healthy Weight
Each class member will be provided
a textbook that includes recipes. There is no fee for the class but you MUST
sign up. Please call Fearrington Cares (542-6877) to sign up. We must have
10 class members to hold the class.

OPEN ENROLLMENT PERIOD
FOR MEDICARE PART D
The first year of Medicare Part D prescription drug plans is drawing to a
close. Those satisfied with their current plan can do nothing during the
open enrollment period November 15 through December 31. Seniors who want to
consider a change might find new plan options with lower costs or more
comprehensive coverage available.
In North Carolina, 21 insurers are offering 51 different prescription drug
plans in 2007 with monthly premiums from $17.80 to $85.90. Participants may
find enhanced coverage, including lower or no deductibles and more coverage
in the gap period.
Where to start? Read the "Medicare & You 2007" handbook. Make a list of your
prescriptions with the drug name, strength, and dosage. Go to the Medicare
website www.Medicare.gov and click on
"Compare Medicare Prescription Drug Plans," then follow the instructions to
find a plan. If you prefer to call, the phone number is 1-800-MEDICARE.
Fearrington Cares is also offering assistance. Call 542-6877 to schedule
appointments with Joe Geoghegan for consultation. Another excellent source
for information and assistance is the Seniors' Health Insurance Information

MINUTES FROM THE ANNUAL MEETING, NOVEMBER

The following is a condensed version of the minutes. Complete minutes,

The annual meeting of the Fearrington Homeowners Association was held on
Sunday, November 12, 2006 in the Barn, Fearrington Village, Pittsboro, NC.
President Jim Ackerman called the meeting to order at 2:30 p.m. The election
of FHA officers for the year 2007 and election of new members of the
Nominating Committee was held from 2 p.m.-3 p.m.
All Board members for the year 2006 were present. Each of the Directors on
the Board gave a brief synopsis of the activities and accomplishments for
their area of responsibility this year.
The President thanked the many individuals and groups who generously
volunteer their time and expertise throughout the year in order to
facilitate and enrich life for all the residents of Fearrington Village. He
also recognized the past Presidents of the FHA and thanked the members of
the Board who are completing their terms. The candidate for Board Secretary,
Leonard Kreisman, and the candidate for Treasurer, Walter Jernigan, were
introduced by the President. The incoming candidates for the Nominating
Committee were recognized. They are Ed Bonahue, Douglas Carson and Gail
Mazzocco.
Joe Devan, representing the Nominating Committee, thanked those who have
finished their terms on the Committee. He then declared that a quorum of 113
property owners had elected into office the slate of candidates presented
for the coming year. The officers elected were Jim Ackerman, President;
Gillian Cell, Vice-President; Leonard Kreisman, Secretary; Walter Jernigan,
Treasurer; Jim Bond, Intergovernmental Relations.
The President proceeded to give a progress report on the FHA Professional
Management initiative. A full report, including specifics about this
initiative, can be read on the cover sheet of this newsletter
Resident Input
A resident requested an explanation of how the finances would be derived for
the employment of a Management Company. The Treasurer referred to a line
item of $30,000 in a copy of the 2007 provisional budget, which was
distributed at the meeting. He said that the $4.00 increase in dues for 2007
is part of an income increase of $14,000. An expected decrease in budgeted
expenses will yield $5,000. $11,000 less will be allocated to the reserve
fund next year since that account is already well funded. The total of these
three is $30,000 which comprises the necessary amount to employ the
Management Company for selected services.
A second resident requested more specific information on what services the
Management Company would provide. The Financial Officer stated that the
tasks of accounting, bookkeeping and dues collection will be assumed by the
Management Company. This will eliminate the need for a Financial Officer of
the Board next year. Routine treasury duties such as bill paying and reports
for tax purposes will be included in their service. Also, the Management
Company will hire a person to work with the Board on administrative matters
including the FHA office. These duties will include management of a filing
system and supervision of volunteer staff. The Board will retain its
authority and the Management Company will work at the direction of the
Board.

2007 HANDBOOK &
DIRECTORY COMING - UPDATES ARE NEEDED!!
I've begun working on the 2007 FHA Handbook & Directory which will come out
in early March. A printed proof of the directory section will be available
in the FHA office from about January 2 until the end of the month and
residents are encouraged to stop by during office hours (weekdays 9:30 a.m.
to noon) to check their listing for accuracy. Service Group boards, Area
Captains and organization heads should also check their information in the
current directory and submit any changes.
All corrections and new listings can be submitted by completing an
information sheet at the FHA office, by sending an e-mail to:

by calling me at the number below. Please feel free to call with any
questions or suggestions for improving the directory or the handbook.
By the way, residents (and organization heads!!) should also check the
directory on the FHA website to make sure that their listing is correct.

It is important that only one designated person submit articles for a
particular organization.
Please check your copy (particularly the date and time) before submitting it
and mark your submissions clearly "Newsletter" or "Calendar."
There are two ways to submit items:
● E-mail (the preferred method). Both
editors have email and can easily redirect items if necessary, but it is
best to check above and submit articles to that month's editor. Please send in either
e-mail message format or as attached documents in MS Word or Rich Text
Format (RTF).
● The Newsletter box at the Gathering Place kiosk.
Newsletter submissions must be on full sheets of paper to avoid getting
lost. Typed items are preferred – in upper and lower case. Please avoid
caps, boldface and italics.
Submissions are limited to 200 words but may be
further edited for space requirements. The length of official FHA
submissions is not restricted. Formatting is at the editors' discretion.
